Umbria is indeed the “Green Heart” of Italy and there are many tempting properties to restore. Moving here for retirement or simply a new way of life is a dream for many, but does not come without challenges, especially if you are not an EU citizen.
Renovation projects are not for the feint hearted due to the regulations, language and unreliability of construction companies and tradesmen. Thankfully our journey was made much easier with the help, expertise and support of Home Renew. In particular, their experience and understanding of old buildings and how to restore them for modern living was invaluable.
Our dream started with the purchase of two properties within the historic centre of a medieval village. We were fortunate to be introduced to Riccardo before we completed the purchase. He was able to visit the properties with us and check for any potential structural issues, discuss our plans and advise us of what would and would not possible within historic village centres. In our case this was particularly relevant because of the extreme difficulties of dealing with the planning department of the local Comune.
Over the coming four years, we found Home Renew to be trustworthy, reliable, hard working and excellent craftsmen. Of course there were undiscovered challenges lurking inside the 700 year old buildings, which required additional work. However, this was never an issue and importantly, if costs went up, it was only by the essential minimum. Unexpected events such as a floor collapsing and a rotten external room floor were expertly dealt with. The important thing here is that we were not “ripped off”. There was never an invoice after every visit, no one walked off site demanding more money or simply moving to a new job. The team was always there and continued until the job was finished.
Help went far beyond what you might expect from a Geometra including support for our Italian Residency application, payment of local taxes, dealings with kitchen and furniture shops, and an exhaustive search for a reliable partner for the notorious SuperBonus 110 which was offered for property renovations – but which proved to be impossible to actually obtain. As the project developed and evolved, our continual requests for modifications and specific design features was never an issue and they faithfully sought to give us what we wanted.
After four years we are almost, but not quite there. Our first property is completed and the second will be finished in a few months’ time (time of writing December 2025). The important point here is that in Italy and things NEVER happen as fast as you would like them to. Floors collapse, walls need strengthening, the Comune takes an age to give permission etc etc. So patience in Italy really IS a virtue. But throughout it all Home Renew has been steadfast, trustworthy and invaluable in his knowledge and skill in both planning and executing a project and in navigating the complexities of Italian bureaucracy. I don’t know where we would be without this team.
